The value of maintenance is catching things while they are cheap, which requires measurement rather than inspection.

Cleaning an outdoor coil properly means rinsing from the inside outwards, so the debris exits the way it came in rather than being driven deeper into the fins. Spraying the outside face of a fouled coil with a hose pushes contamination into the middle where it stays. What a proper tune-up measures

The measurements that matter are temperature split across the indoor coil, static pressure across the system, capacitance on every run capacitor, amperage draw on the compressor and fan motors, and superheat or subcooling compared against the manufacturer's target for the actual conditions on the day.

Those figures go on a record that stays with the system. A compressor drawing marginally more amperage than last year, or a temperature split narrowing by two degrees, is early warning that costs nothing to note and a great deal to ignore. Maintenance without measurement is just cleaning.

Before we arrive for a maintenance visit

Maintenance visits are shorter and more thorough when the equipment is reachable at both ends.

  1. Clear vegetation, garden furniture and stored items back at least two feet from every side of the outdoor unit.
  2. Make sure there is a working outdoor tap or hose connection available for coil rinsing, or tell us in advance if there is not.
  3. Clear access to the indoor air handler and to the filter location, including anything stacked in a utility closet.
  4. Have a spare filter available if you buy your own, or tell us the size in advance so we bring the correct one.
  5. Note anything you have observed since the last visit, however minor, such as a new noise, a longer run time or a room that has started behaving differently.
